This duplex is in the same neighborhood as 18515-18517 Kelly and 18527-18529 Kelly, which are also for sale.

This duplex needs to be renovated, and we will take this opportunity to replace the tenant. Thanks to our economies of scale and our team of handymen, we are managing to keep our renovation budgets from skyrocketing despite inflation. We have budgeted $22,000 to bring the property up to Section 8 standards. We intend to renovate the roof, redo the floor, demolish the garage, repaint, change the furniture and kitchen appliances, install fire detectors, and landscape the exterior, including adding new gutters. This work should take about 2 months, and we expect to stabilize this property with the new tenant in February 2023.
