19750 Marx is a classic RealT bread-and-butter property: it was acquired at a good price, and offers stable rents month after month. Built in 1956, this multi-family residence has 16 fully-rented units and 15 parking spaces. As you can see on the map, this property is close to Butler Playfield and Farwell Field parks which increases security for our tenants as well.

Marx’s mechanical room was refitted in 2020, but the building needs a few more renovations, so we are reserving $20,000 to be used as follows:

  • $10,000 to rejuvenate the units (repaint the walls, change some carpets, and improve quality of life)
  • $500 to blast and repaint five balconies
  • The remainder will be used to freshly tar the driveway to the parking lot, refresh the landscaping, and improve the common outdoor areas.

Due to our concentration of properties in Detroit, we have been able to build a dependable team of competent, experienced handymen, and we feel confident that these renovations will have a perceived value well over $20,000 for our current and future tenants.

The rents of 19750 Marx are currently below market. Once the renovations are complete, we expect to increase rents while retaining the same tenants; they will save on moving costs and live in a freshly-renovated unit.
