About the Property

8809 Beckman & 12318 Imperial

We are pleased to offer two beautiful duplexes in Cleveland! 8809 Beckman and 12318 Imperial are both approximately 1 mile from a multi-family we’ve already tokenized: 10518 Woodland. These two new acquisitions allow our investors to geographically diversify their real estate portfolio, and both meet RealT’s standards with expected rental incomes of 10.04% and 10.03%, respectively.

We have allocated a budget of $15,000 to renovate Beckman. $8,000 is for scraping and painting the exterior, because there are many layers and there is likely lead paint underneath. The remainder will be used to bring the property up to Section 8 standards. We intend to repaint and trash out the basement, turn the upstairs unit, and replace the hot water tank, back door, some light fixtures, and locks. Imperial has been well-maintained over the years and should require no immediate renovations.
