About the Property

This new holding portfolio comprises 8 single-family homes grouped into two clusters. “Kinafremoha” incorporates the first two letters of the streets on which these properties are located: Kitchener, Navahoe, Montclair, and Harding.  (The name also includes the “fr” is from French, which was an early error that cannot be easily changed)

These 8 homes are all tightly co-located with their neighbors, which enables significant savings in maintenance, renovations, and management expenses, as well as compounding the effects of improvements in perceived property value.

Surprisingly, we have budgeted only $8,000 in renovations for the whole group of 8 homes. They are in excellent condition, and 4010 Harding is in the middle of having new siding installed, as you can see from the photos. We anticipate standard maintenance costs for the whole portfolio, and very little in the way of initial renovations. This should make for a stable rental income of 9.79%, diversified across multiple properties.
